Painted condo kitchen cabinets in downtown Kitchener

Downtown Kitchener and Uptown Waterloo

Condo Cabinet Painting in Kitchener

Kitchener Elite Cabinet Painting & Refinishing paints kitchen, bathroom and laundry cabinets in condo suites across downtown Kitchener and Uptown Waterloo. Condo kitchens are small, but the building rules around them are not: elevator bookings, insurance certificates, contractor hours and fire alarm systems all shape how the job runs.

We sort out that paperwork with your property manager before day 1, and every door and drawer front is sprayed off-site in our Kitchener booth, so most of the spraying never happens in your building. Since 2010 we have completed more than 1,700 jobs across Waterloo Region.

Towers along the ION line, from Charlie West, DTK and the Garment Street condos downtown to the high-rises around King Street in Uptown Waterloo, each have their own contractor rules, and we plan every job around them.

Every cabinet in the suite

Kitchen and Bathroom Cabinet Painting for Condos

Condo cabinet painting covers every cabinet in the suite: the kitchen, the bathroom vanity and the laundry closet. Most owners book them together, so the elevator, insurance paperwork and building notices are handled once.

Galley and Open-Concept Kitchens

Most condo kitchens fit our small kitchen range of up to 20 pieces, often with flat slab doors, a peninsula or island and tall panels around the fridge. Open-concept kitchens face the living room, so every end panel and the back of the peninsula are painted too.

Bathroom Vanities

Condo vanities are often slab melamine on a short box. We paint them with the kitchen or on their own through our bathroom vanity painting service, at $650 to $1,100 for a single vanity.

Laundry Closets and Storage

Uppers above a stacked washer and dryer, and the storage wall by the entry, can be painted in the same visit. Bigger laundry setups are covered by our laundry room cabinet painting service.

Paperwork and access

Building Rules We Handle for You

Most condo buildings in Kitchener and Waterloo need three things before a contractor starts: a booked service elevator, a certificate of insurance on file and work kept within set hours. We arrange all three directly with your property manager.

Elevator Bookings and Loading Times

We book the service elevator for the day the doors leave and the day they come back, with padding in place and extra time on the booking. Doors travel wrapped and protected, so they never touch hallway walls.

Certificates of Insurance for Property Management

A certificate of commercial general liability insurance is issued to your condo corporation or management company on request, along with a WSIB clearance certificate. Both usually go out the same day.

Quiet Hours and Work-Hour Limits

We work within the building's contractor hours, usually 8:00 am to 5:00 pm on weekdays, and keep sanding to the middle of the day. Festool sanders on HEPA extraction keep the dust in the bag, not in the hallway.

Smoke Detectors and Fire Alarms

Sanding dust and spray mist can trip a sensitive in-suite detector and empty a tower. We ask management how they want detectors handled and never cover one without the building's approval.

Off-site spraying

Why We Spray Condo Doors Off-Site

Spraying doors in our shop instead of the suite keeps overspray, odour and fire alarm risk out of a sealed building. Many condo suites have windows that barely open and shared ventilation, which makes a full kitchen of doors a poor fit for in-suite spraying.

  • Doors and drawer fronts leave on day 1 and come back after primer and two coats of Renner 2K
  • Our booth is held at 18 to 24°C and 40 to 55% humidity, conditions a suite cannot hold
  • Fixed boxes and panels are finished in place with low-odour Benjamin Moore ADVANCE through a fine-finish HVLP, inside zip walls
  • A filtered negative-air fan draws air from the work area out through a balcony door or window
  • Every topcoat is waterborne and within the federal VOC limits for architectural coatings

If your building restricts any spraying inside suites, tell us at the quote. We confirm the in-suite plan with management before you book.

Condo materials

Small Kitchens, Flat Doors and Colour

Many newer condo kitchens have flat slab doors in melamine, high-gloss laminate or thermofoil rather than wood. Those surfaces can be painted, but each needs its own primer and a test before the whole kitchen is sprayed.

Melamine and High-Gloss Slab Doors

Melamine and gloss laminate get a scuff sand, INSL-X STIX bonding primer and an adhesion test patch on a hidden spot. Flat slabs show every flaw, so the booth finish matters even more here; see painting melamine and laminate cabinets.

Thermofoil Doors

Thermofoil is painted only if the vinyl is fully bonded, and condo ranges and dishwashers sit close to the doors, so heat-lifted foil is common. Lifting foil calls for new MDF doors painted to match, as explained in painting thermofoil cabinets.

In a small kitchen that opens onto the living room, colour carries further. Warm whites and soft greiges make a galley feel wider, while a deeper colour on the peninsula anchors the open plan, an approach covered by our two-tone kitchen cabinets work.

Schedule

Condo Cabinet Painting Timeline

A condo kitchen follows the same 5 to 7 working day schedule as any typical kitchen, with our crew in the suite for 3 to 4 of those days, and smaller condo kitchens often finish at the short end. The first and last days are the elevator days.

DayIn your suiteBuilding access
Day 1Ram Board on the floors; doors, drawer fronts and hardware labelled and removedService elevator booked; doors leave for our shop
Days 2 to 3Degrease, sand and prime the boxes, then spray them inside zip wallsContractor hours only

The sink and fridge stay usable except on the day the boxes are sprayed. If your building has move-in blackout dates or elevator maintenance planned, we schedule around them.

FAQ

Condo FAQs

Condo owners usually ask about board approval, access while they are at work and what the neighbours will notice.

Do you need permission from my condo board?

Usually not board approval, just notice. Painting the cabinets inside your own suite is normally treated as an interior finish, but your condo's declaration and rules decide, and most buildings want an elevator booking and a certificate of insurance. We send management whatever they ask for.

Can you work if I'm at the office?

Yes. Most owners leave a key or fob with the concierge or management office, and our lead painter signs it out each morning and back each afternoon. We confirm the handoff with you and the front desk before day 1.

Will my neighbours smell paint in the hallway?

Very unlikely. The doors are sprayed in our shop, every topcoat is waterborne and low odour, and the negative-air fan vents the work area outside rather than into the corridor.

Can you paint cabinets in a condo I rent out?

Yes, and investor owners often book between tenants. In Waterloo, May to August is the busy window for student rentals, so book early if your lease turns over then.
