Office Cabinet Painting in Kitchener

Kitchener Elite Cabinet Painting & Refinishing paints the cabinetry an office is built around: built-in desks, bookcase walls, filing credenzas, reception counters and the staff kitchenette that gets more use than anyone admits. We work in home offices across Kitchener-Waterloo and in small business offices such as law and accounting practices, insurance brokerages, design studios and property management suites.

Since 2010 our crews have finished more than 1,700 cabinet jobs, nearly all of them in busy family homes, and that habit of working cleanly around people carries straight into an office. Doors and drawer fronts are sprayed in our Kitchener shop, and business clients can book evenings until 9:30 pm or Sundays so no one loses a working day.

The finish is the same one we put on kitchens, backed by a 1-year labour warranty, WSIB coverage and a certificate of insurance for your landlord whenever the job needs one.

What we paint

Home and Business Office Cabinet Painting Services

Office cabinet painting covers any fixed or built-in cabinetry in a workspace, from a desk nook in a spare bedroom to a full reception and boardroom fit-out. If it has doors, drawer fronts or panels and the boxes are sound, we can spray it a new colour without tearing anything out.

Most office millwork in Waterloo Region is oak veneer, maple, MDF or melamine, and each one takes a different primer before the topcoat goes on.

  • Built-in desks, hutches and bookcase walls in home offices
  • Filing credenzas, lateral file surrounds and storage walls
  • Reception desks, transaction counters and waiting-area cabinets
  • Boardroom credenzas, media walls and AV cabinets
  • Staff kitchenettes, coffee stations and lunchroom cabinets
  • Copy room and supply cabinets

Removable parts travel to our spray booth for Renner 2K, while fixed boxes, face frames and desk bases are sprayed in place inside zip walls. Related work such as living room built-in painting and hardware and soft-close hinge upgrades often joins an office job in the same visit.

Two kinds of office

Home Office or Business Office: How the Job Differs

A home office is planned around your family; a business office is planned around your staff, your clients and your landlord. The painting is identical, but the schedule, paperwork and access rules change.

Most home office built-ins take 2 to 4 days during normal daytime hours. Business offices usually run in the evenings or over a weekend, and the building often has rules about elevators, loading docks and who holds a key.

If your home office doubles as a business address with clients visiting, tell us when you book. We plan the noisy sanding for hours when nobody is due at the door.

Office millwork

Office Cabinetry We Paint

Each piece of office cabinetry wears in its own way, so we prep and finish each one for how it is actually used. A reception counter takes handbags and elbows all day, while a bookcase door might open twice a week.

Built-In Desks and Bookcases

Desk bases, hutches and bookcase doors paint beautifully, but the desktop is the hardest-working surface in the room. Wrists, keyboards, mugs and chair arms rub the same spots every day, and any paint shows that wear long before the doors do.

Our usual advice is to keep or refinish a wood top and paint everything below it. If you want the top painted, we finish it in Renner 2K, the hardest coating we use, and suggest a desk pad where you type.

  • Oak and cherry veneer primed with Zinsser B-I-N to stop tannin bleed
  • Adjustable shelves sprayed on both faces in the shop
  • Old hardware holes filled for $6 each when pulls change

Reception Desks and Credenzas

The reception desk is the first thing a client sees, and most are built from melamine or high-pressure laminate panels that paint will not grip without help. We scuff-sand, apply INSL-X STIX bonding primer and run an adhesion test patch before we commit to the whole desk.

The toe kick and the edge of the transaction ledge take the most abuse. We often paint the toe kick a darker shade so scuffs from shoes and chair casters disappear.

Staff Kitchens and Kitchenettes

A staff kitchenette sees more hands than most home kitchens: a dozen people opening the same mug cupboard, microwave splatter on the uppers and coffee drips down the sink base. We degrease every surface twice with Krud Kutter before sanding, because grease is the number one reason cabinet paint peels.

Sink bases with swollen particleboard from a dripping tap need fixing before paint, which our cabinet repair service handles. Kettles and toasters parked under an upper door should move, since steam and heat blister any finish.

  • Uppers, lowers and pantry doors in one colour or two
  • Blum soft-close hinges at $14 each for doors that get slammed
  • Interiors painted for $45 to $65 per box

Evenings and weekends

After-Hours and Sunday Scheduling

Yes, we work after your office closes. Our crews can be on site until 9:30 pm Monday to Saturday and from 9:00 am to 9:00 pm on Sunday, so a small office can be painted without closing for a single business day.

Larger suites are phased so only one area is under plastic at a time. A small office with a reception desk and a kitchenette usually runs in five stages.

  1. Evening Walkthrough and Quote

We visit after hours or review your photos, count every door, drawer front and panel, and send a fixed written quote within 1 business day. We also confirm building access, alarm procedures and where the van can park.

  2. First Evening: Protect and Remove

After close, we lay Ram Board, put up zip walls around the work area and label every door, drawer front and hinge. The doors leave for our shop that night, and the open boxes are left tidy so staff can still reach their supplies.

  3. Shop Days: Doors in the Booth

While your team works normally, doors and drawer fronts are primed and sprayed with two coats of Renner 2K in our booth, then racked to cure. This stage usually takes 3 to 4 days for a full set, and none of it happens in your office.

  4. Second Evening or Sunday: Spray in Place

Fixed boxes, desk bases and reception panels are prepped and sprayed with Benjamin Moore ADVANCE using a fine-finish HVLP inside the zip walls. A filtered negative-air fan vents to a window, and surfaces are dry to the touch within about an hour.

  5. Final Evening: Reinstall and Walkthrough

Doors go back on, hinges are adjusted and new pulls are fitted. We walk the space with whoever signs off, leave a written care sheet and the warranty, and the office opens as usual next morning.

Painted surfaces need gentle cleaning only for the first 7 days and reach full hardness at about 30 days.

Paperwork

Insurance Certificates and WSIB Clearance for Commercial Sites

Yes, we provide a certificate of insurance and a WSIB clearance certificate for any business site, usually the same day you ask. Property managers and landlords in office buildings almost always want both on file before a contractor gets a key.

Most of it is in your inbox before we book the first evening.

Certificate of Insurance

We carry commercial general liability insurance and issue a certificate naming your landlord, condo corporation or property manager when the lease requires it. Send us the exact wording they need and we turn it around quickly.

WSIB Clearance Certificate

Our WSIB account is active, and a current clearance certificate shows your building that our workers are covered. The WSIB clearance certificate FAQ explains why landlords ask for one.

Fixed, Itemized Quote

Every job gets a written quote listing each door, drawer front and panel, so an office manager can get it approved without surprises. A 25% deposit books the dates, and the balance is due at the walkthrough.

Building Rules and Access

We follow the building's contractor rules: elevator padding, loading dock times, security sign-in and parking. Leftover paint and empty cans leave with us and never end up in the building's bins.

Air quality

Low-Odour Coatings for Occupied Workspaces

Our coatings are waterborne and low odour, so staff can return to work the morning after we spray. Every topcoat we use meets Canada's VOC limits for architectural coatings under SOR/2009-264.

The biggest odour saving is simply where the spraying happens. Doors and drawer fronts are finished in our ventilated booth in Kitchener, so only fixed boxes and panels are coated in your office.

  • Renner 2K waterborne polyurethane on doors, drawer fronts and removable panels
  • Benjamin Moore ADVANCE waterborne alkyd on fixed cabinetry, or Sherwin-Williams Emerald Urethane Trim Enamel when your colour is a Sherwin-Williams shade
  • Festool sanders with HEPA dust extraction, so sanding dust goes into a bag instead of the air
  • Zip walls, Ram Board floor protection and a filtered negative-air fan venting out a window
  • A room temperature of 15°C or warmer, so tell us if the building turns the heat down at night

Pricing

Office Cabinet Painting Prices

Office cabinet painting is priced by the piece, the same way we price a kitchen: about $110 to $150 per door and $75 to $95 per drawer front, both sides sprayed, before HST. Tall doors and full-height panels run $160 to $220 each, and the minimum job is $650.

Worked out from those rates, typical office scopes land in these ranges.

Why Kitchener Elite

Why Local Businesses Hire Us

Businesses hire us because the job finishes on the night we said, the paperwork shows up before anyone asks twice, and nobody comes in to find dust on the keyboards.

Paperwork Ready on Day One

Certificate of insurance, WSIB clearance and an itemized fixed quote arrive before the first evening, not after the landlord chases them.

Clean, Contained Work Areas

Ram Board, zip walls, HEPA-extracted sanding and a clean-up at the end of every shift mean staff walk into a working office each morning, not a job site.

One Lead Painter Throughout

The same lead painter runs your job from the first evening to the walkthrough, so the office manager has one person to deal with.

16+ Years and 1,700+ Jobs

We have painted cabinets across Waterloo Region since 2010, and our 1-year labour warranty against peeling, flaking and adhesion failure is written on every invoice.

Clinics need disinfectant-resistant finishes and stores need fixtures turned around between business days, which is why we run dental and medical office cabinet painting and commercial cabinet and millwork painting as their own services.

Questions

Office Painting FAQs

Office managers and home-office owners tend to ask the same few things before they book, mostly about hours, laminate and insurance.

Can you work after our office closes?

Yes. We work evenings until 9:30 pm Monday to Saturday and from 9:00 am to 9:00 pm on Sundays, and we phase the job so your office is usable every morning.

Can you paint laminate desks and reception counters?

Yes, if the laminate is intact and well bonded. We scuff-sand, prime with INSL-X STIX and test a patch first; vertical faces wear very well, but a painted laminate desktop will show wear where wrists and keyboards rest, so we suggest a desk pad or a separate top.

Do you provide a certificate of insurance?

Yes. We issue a certificate of insurance to your landlord or property manager on request, along with a current WSIB clearance certificate, usually the same day.

Will the office smell of paint the next morning?

Most people notice little or nothing. Doors are sprayed in our shop, and the waterborne coatings used on site are low odour and vented outside with a filtered fan while we work.

Do you paint offices outside Kitchener?

Yes. We paint office cabinetry in Waterloo, Cambridge and Guelph as well, with no travel charge anywhere in Waterloo Region or Guelph.
